Residential Dampproofing,
Waterproofing & Draintile
Gordon Energy & Drainage is the most well known and trusted company in Kansas City & Johnson County for basement waterproofing. We pride ourselves on getting the job done quickly & correctly, so you the builder can move on to other responsibilities in the construction process.
Draintile or Drainage System
The draintile or drainage system that surrounds your house or building is very critical for keeping your basement from flooding. Even the best waterproofing membrane will fail if ground water pressure is not relieved. It is very important to get this hydrostatic pressure away from your foundation by directing the water into your draintile system. A draintile system may be very simple or complex, but they always either drain to a “daylight” location by gravity or are pumped
out with a sump pump. We have experts available to inspect and advise you with a drainage solution. Our years of experience and expertise in this industry is what sets us apart from the competition.
There are numerous combinations of draintile sizes & types. Most Kansas City residential city codes require either 3” or 4” perforated draintile. Some require either filter fabric to be laid over the draintile gravel bed or the draintile itself be wrapped in a “sock”. Sometimes we use perforated PVC for draintile especially on commercial jobs. You have a choice of putting the draintile either on the footing vs. off the footing. Another choice is for interior draintile. There are lots of choices involved in selecting the best draintile system. These choices can be very important even though it is often misunderstood and easily ignored since it is buried 8ft under ground.
If your basement starts leaking water you might have wished you gave it more thought. It is very important to have the drainage system installed correctly the first time because fixing a problem 8ft below ground becomes much, much harder to deal with. Sometimes just the basic required drainage system is not enough if the terrain, soil or other conditions require more.
We use PVC pipe on walk-outs where the footing drops to ensure it gets to daylight properly. You don’t have to rely on your backfill man to do it because it is already done! The only thing he has to worry about is backfilling. SOME OF OUR COMPETITION simply extends the same corrugated drain tile that he uses on the rest of the home. Their way causes your backfill man to have to make sure that gravel is placed on the tile and to make sure it is set in the proper location. WHY TAKE CHANCES ON YOUR DRAIN TILE SYSTEM GETTING TO DAYLIGHT!
All of our trucks are equipped with electric jackhammers. If we encounter rock when we are digging in your sump pit, we will use this jackhammer for no additional charge. For very heavy rock we also have an air hammer available.
Dampproofing
Damproofing is the process of spraying a material on the foundation wall that will resist moisture penetration through the concrete wall. Dampproofing is generally the minimum required product by most cities and its main main advantage is cost. Dampproofing does not span cracks and should not be considered a waterproofing product.
Our main dampproofing product is called Mulseal and is manufactured by Tremco Barrier Solutions. This product is an asphalt emulsion. Most builders choose to have us patch the wall ties before we spray the dampproofing. Since the wall ties are made of steel, it is possible that they will rust over time and cause a potential leak. We apply a thick waterproofing material to these ties before we spray to give them protection from water infiltration. Dampproofing by itself will not protect the walls from a potential crack leak. Because of the limitations of dampproofing we do not offer a warranty. In summary, damproofing is simply a minimum to meet code requirements. Many other markets in the country do not even allow damproofing as an option.
Waterproofing
Gordon Energy offers several different water proofing products. Think of a waterproofing material as a giant rubber band that wraps around your foundation and protects it from water. Our waterproofing products will span most cracks that may develop. This spanning/stretching ability of the membrane is up to 1200%. If you plan to finish your basement you should strongly consider one of our waterproofing products. Read our blog article on the pros and cons of damproofing vs. waterproofing.
Tuff-N-Dri/Warm-N-Dri
Our top of the line product is Tuff-N-Dri which is almost always accompanied by the Warm-N-Dri drainage and insulation board. Tuff-N-Dri/Warm-N-Dri is also manufactured by Tremco Barrier Solutions and has a 30 year warranty. Tuff-N-Dri is the spray on rubber membrane that cures to a thickness of 40 mils. The Warm-N-Dri board is also manufactured by Tremco Barrier Solutions and comes in thicknesses of ¾”, 1-3/16” & 2-3/8”. This board is glued on top of the Tuff-N-Dri membrane. The board acts a drainage board with a mesh material. Water will seep into this board, but with gravity and drainage characteristics of the board it is quickly diverted down the wall to your draintile system before it has a chance to attempt to penetrate the Tuff-N-Dri membrane. This board
Impax
Another very popular waterproofing product we carry is called Impax. Also manufactured by Tremco Barrier Solutions. This gives you a true waterproofing product at a mid level price Impax cures to a thickness of 40 mils and has a warranty of 10 years. This product has had tremendous growth in the last few years.
Commercial Waterproofing & Drainage Products
We install many of the most common commercial waterproofing products. The choice of products is usually based on the architect’s specs. Whatever waterproofing material they require we can either get it or get an approved equivalent. We can also offer value engineered options providing you alternative methods in matching the specified system. Considering alternatives can significantly reduce the cost of the project without any loss in waterproofing performance. Some of our recent notable commercial waterproofing and drainage jobs include the Tallgrass Creek Retirement Community, Basehor Library, Meadowbrook Rehab Hospital, Clarion Hotel Water Park, Beacon Park Townhomes, Dynamic Fastener, Zona Rosa Parking Garage & multiple churches in the Kansas City area.
